International demand for Portugal continues to grow and has already surpassed 2025 levels. The increase in hotel and flight searches, especially from travelers from the United States, Canada, and several European countries, confirms Portugal as one of the most sought-after destinations for 2026, also reinforcing international interest in living and investing in the country.

New construction in Portugal accelerates to address supply shortage

The construction sector in Portugal is gaining new momentum, driven by the urgent need to increase housing supply and balance the real estate market.

 

In recent months, there has been a rise in newly licensed projects, particularly in the metropolitan areas of Lisbon and Porto, as well as in emerging regions such as the Alentejo coast and inland areas with tourism potential. National and international developers are resuming investments that had been postponed due to rising interest rates.

 

Despite this progress, experts warn that the pace of construction is still insufficient to meet existing demand. Labor shortages, high material costs, and licensing bureaucracy remain structural challenges for the sector.

 

According to analysts, the focus on affordable housing and build-to-rent projects is expected to shape the coming years, in line with European trends and growing demand for long-term rentals.

 

The stabilization of rates by the European Central Bank and new government incentives may further accelerate the development of new projects.

House prices in Portugal rise 12% and reach new record

House prices in Portugal continue to rise and reached a new historic high in March 2026. Buying a home is now 12% more expensive than a year ago, with the median price reaching €3,107/m², according to Idealista.


The biggest price increases were recorded in Santarém, Guarda and Viseu, with increases above 20%. Lisbon remains the most expensive city to buy a house, followed by Porto and Funchal.


Regionally, Alentejo saw the biggest price increase, followed by the Azores and Madeira. The Lisbon Metropolitan Area remains the most expensive region in the country, while the Centre remains the most affordable.


Price increases continue to be driven by strong demand and a lack of housing supply in the market.

BdP forecasts slowdown in home purchases

The Bank of Portugal expects families to continue buying homes, but the pace of real estate investment is expected to slow in the coming years. The main reasons are the shortage of available housing, high construction costs, and rising prices associated with increased energy and raw material costs due to the war in Iran.

 

According to the March Economic Bulletin, private investment in housing is expected to grow around 2.6% per year between 2026 and 2028, but several supply-side constraints remain, such as long licensing processes, labor shortages, and high construction costs.

 

On the demand side, slower income growth and rising housing loan costs are also expected to reduce the pace of home purchases.

 

Despite this scenario, household savings are expected to remain above pre-pandemic levels, reflecting higher interest rates and greater caution in the face of economic uncertainty. The Bank of Portugal also warns that if the conflict in the Middle East continues, raw material prices may rise further, increasing uncertainty and affecting investment and consumer confidence.

Americans choose Portugal and international demand continues to grow

House prices in Porto continue to rise and reached a new historic high of €4,060/m² in February 2026, according to Idealista data. This value represents a monthly, quarterly, and annual increase, confirming the strong appreciation of the real estate market in the city.

 

Buying a house in Porto remains significantly more expensive than the national average, standing about 32% above average prices in Portugal. The most expensive areas continue to be Aldoar, Foz do Douro and Nevogilde, followed by the historic city centre and the area of Lordelo do Ouro and Massarelos. The most affordable areas are Campanhã, Ramalde and Bonfim.

 

The Porto real estate market therefore continues to show a growth trend, with strong price increases in several areas of the city and new price highs, reinforcing Porto’s attractiveness for real estate investment.

Real estate investment in Porto continues to grow

Lisbon is a city full of history, where every place tells part of Portugal’s past and culture. The tour begins at Praça Luís de Camões, an emblematic meeting point between Chiado and Bairro Alto, known for its lively atmosphere and as a tribute to the author of Os Lusíadas.

 

The walk continues along Pink Street, one of the most famous and photographed streets in the city, known for its pink pavement and nightlife. Once frequented by sailors and entertainment venues, today it is a very popular tourist spot.

 

The tour ends in Belém at the Monument to the Discoveries, dedicated to the Portuguese navigators of the Age of Discoveries. The original monument was built in 1940 for an exhibition and was temporary, and the stone version was only inaugurated in 1960 to mark the 500th anniversary of the death of Prince Henry the Navigator.
